Default Own Conveyancing - 09-29-2008, 12:28 PM

I too would advise strongly against anybody attempting to do their own conveyancing. Big risk for a very small saving.

As a conveyancing solicitor I am not too keen on price comparison websites. Most solicitors firms provide cheap internet prices but to obtain work through price comparison sites they have to pay a referral fee, usually £50 - £75 per transaction. They do not absorb this cost but simply put their fees up on the comparison site by that amount.

If you are tempted to use a price comparison site, do so, find the solicitor you want then instruct them directly through their own web site. In most cases it will work out cheaper!

I agree with the last post.

You also have to watch out for hidden extras that really ought to be part of the conveyancing work but which are separated out and charged for separately, for instance:

Postages, telephones and petty incidentals,
Professional Indemnity Charge
Completion of the SDLT Form
Expedition Fee for completing in less than 3 weeks from exchange (a bit unreasonable when the average is about 2 weeks)
Separate Fee for acting for lender
Separate Leasehold Fee

You could save on a fair amount if you choose to do the conveyancing yourself. It's claimed that all you need do is to be able to fill in the right forms - and be prepared to get bored.

Hello
Did you know that conveyancing is largely an administrative process that in a standard conveyance can be performed by anyone with the right guidance?

Traditionally do-it-yourself conveyancing has been a confusing, paper laden and time consuming process for Buyers and Sellers. In reality, it isn’t that hard but someone just needed to streamline the process. Quick LAW have done just that with a new interactive online do-it-yourself conveyancing kit allowing users to quickly and easily complete a sale or purchase of a house, unit or land in new or old for only $115.00. This exclusive on-line service is available 24 hours a day from the comfort of your PC. It has been developed and approved by lawyers with years of conveyancing experience.

The Quick LAW step-by-step program creates the contract, forms, letters and action lists needed for a conveyance based on the responses entered. All searches are ordered from within the program. Users also gain exclusive access to discounts and promotional vouchers for building, pest and strata reports, mortgage finance, home, contents and life insurance, wills, utility connections and disconnections and more.
